AQ-Val Appraisers conduct valuations of buildings for insurance declaration purposes. We perform valuations pf buildings to establish the Estimated New Replacement Cost of Residential, Commercial and Industrial buildings. We utilise the method of elemental analysis to determine the replacement cost of a building.

Estimated New Replacement Cost is defined as the cost of reconstructing a building or structure utilising the latest design, materials and technology available in the market. Replacement cost is customarily determined by the sum of provisional & general allowances, cost of labour, cost of materials and a discretionary allowance for contractors profit.

Replacement cost is based on prevalent construction costs of similar types of buildings in a similar area under similar conditions and include the following:

  • Foundations

  • Escalations during lead time

  • Escalations during construction time
  • Professional Fees

  • Demolition and debris removal costs

BUILDING TYPES

  • Residential (Private Dwellings, Apartment Blocks, Body Corporates, Home Owners Assoc)

  • Commercial (Office Buildings, Office Parks, Retail and Leisure)

  • Industrial (Warehouses, Distribution Centres, Heavy, Medium and Light Industries, Refrigeration and Cold Storage Facilities, Telecom and Data Centres
